Developer City Point Capital wants to replace four buildings at the old Russo Marine site on Dorchester’s Port Norfolk with a hotel of at least 60 rooms and a condo building with around 100 units. There is a one sizable snag to the plans. Per Jon Chesto at the Globe, South Boston-based City Point would have to make sure that “any ensuing traffic doesn’t overwhelm the narrow streets of the adjacent residential neighborhood wedged between the Southeast Expressway and the Neponset River.”

In other words, the site—one of the last privately owned, develop-able waterfront parcels in Boston—is fairly isolated now. A bustling hotel and a swanky condo, never mind other proposed parts of the development such as a restaurant, will need fresh exits and entrances for their owners, guests, diners, etc.Things are very preliminary right now. City Point wants to meet with residents before submitting formal plans to the Boston Planning & Development Agency this summer.Stay tuned.
