One short street in particular encapsulates the going rates in this Dorchester enclave

The average asking price for market-rate homes in Dorchester’s Uphams Corner area as of early August was $328 a square foot, according to an analysis from real estate research site NeighborhoodX.

A range of $162 a foot to $550 a foot produced that average.

What’s really interesting, though, is that a single short street pretty much encapsulated the area’s housing market at the beginning of the month, with prices along it ranging from the average to the higher-end.

“Along Monadnock Street, prices range from $447 a square foot at 56 Monadnock Street, with gorgeous woodwork and a massive yard, to $361 a square foot at 42 Monadnock Street, Unit 2, to $315 a foot at 52 Monadnock Street, Unit #1, in the same building,” NeighborhoodX research director Constantine Valhouli said over email.
