This week, the Boston Planning & Development Agency approved the development of a new mixed-use building along South Boston’s notable West Broadway street. The project, with a total overall project floor area of approximately 98,000 square-feet, will deliver 65 condominium residences and 9,000 square-feet of ground-floor retail in this bustling Southie district. Conveniently situated along the intersection of West Broadway and A Streets, the development bridges the South End, Seaport and Downtown Boston neighborhoods.

87-93 West Broadway‘s 65 condominium units will be comprised of 10 one-bedroom and 55 two-bedroom residences. 88 below-level garage spaces and on-site bicycle storage will be accessible from a new driveway off Silver Street. In addition to the residential units, the building will include an expansive lobby area and an open-air seating area at grade on the corner of A Street and West Broadway. Penthouse units will feature private roof decks, while all residents will have access to a common roof deck.

87WBroadway2 The neighborhood harbors a number of residential developments, ranging from single-family homes to multi-unit condominium and apartment complexes. Several MBTA bus stops run nearby the site, and the Broadway Red Line MBTA station is just one block away – providing a connection to South Station and more Boston excitement. The project compliments its surrounding buildings, including several of four to six stories in height, as well as the nearby Macallen Building with a height of ten stories along Dorchester Avenue.

The commercial first floor will feature a glazed curtain wall with spandrel glass, terminated by a projecting horizontal sign band. The main body will be clad in a smooth surface indicative of stone, punctuated by vertical open and closed balconies. The top floor will be set back slightly, clad in a textured metal tile. The resulting combination of vertical recessed elements will create a visually attractive structure, complimenting surrounding buildings.
